Common questions
What the tool does, and what it never does.
Does the tool write my conditions?
No. Writing conditions and answering the seller's declarations are reserved to the licensed broker. The tool prefills values in clause order and shows where each condition goes: its type, the section or annex, and the dates, amounts and time limits from your voice note. You choose and write your conditions in InstanetForms. The words you dictate for a custom condition come back transcribed, in a draft marked "for the broker to draft". For the seller's declarations you get interview questions, never answers.
Do I need to give you my Centris password?
No. We never log into Centris, Matrix, InstanetForms or any of your other platforms, and we never store your credentials. You upload your documents here, then paste the results yourself.
Which documents can I send?
Photos or PDFs: municipal and school tax bills, assessment notice, certificate of location, deed, leases, signed brokerage contract, seller's declarations, promise to purchase and amendments. Your voice note supplies what the documents do not say: price, term, commission and conditions.
Do I need to install anything?
No. It all runs in the browser, including on your phone: you record the voice note, take the photos and review the values in one place.
What happens when a document is missing?
The field is flagged as missing, with what to add to fill it, and the deal file shows the missing pieces before the agency asks for them. Nothing is invented to fill a gap.
